Selling Your Home--The Process    

Selling a house is a straight-forward process that demands a good deal of creativity and know-how, time and organization. Gloria brings these skills to the process and is committed to minimizing your time (and aggravation).

Communication
Communication is key to making the process work to sell your house.

  • Gloria and her team are available 24 hours-a-day to her sellers and prospective buyers and agents.
  • She provides clients with regular feedback as to what is working, what is not working, and refinements to the marketing plan.

Setting the Price
The list price is the single most important factor in selling any house.

  • Because a property attracts the greatest interest when first listed, a realistic price from the beginning is critical.
  • The right price can help overcome physical conditions of age, style, floor plan, or location.

Gloria will develop a Comparative Market Analysis (CMA) to determine the highest price that will sell your house quickly. Sample CMA

  • The CMA is Gloria’s opinion of fair market value based on recent neighborhood sales of similar houses. Market and financing trends also come into play, especially in unstable markets.
  • A professional appraisal is another option for confirming your home’s fair market value.

Customized Marketing Plan
The purpose of the marketing plan is to showcase your home, to maximize its exposure to a targeted home-buying public, both local and global. Simple, but complicated, because of the many marketing tactics to employ. A typical marketing plan specifies:

  • Marketing vehicles, e.g.,
    • MLS
    • Internet/virtual tour
    • Newsprint/media
    • Direct mail
    • Yard sign
  • Timeline.

Showing the House
Your house must be available for showing at virtually all reasonable times. But you aren’t responsible for showing the house, Gloria is. (You will need, however, to prepare your house.)

  • Gloria pre-qualifies all prospective buyers.
  • She guarantees that all buyers are accompanied by an agent and all showings are by appointment.
  • Gloria acts as buffer between you and the community of Realtors, buyers, and the curious.

The Contract
The contract is the final offer to purchase, once all terms and price are agreed upon and both parties sign. The contract specifies price, conveyances, contingencies, financing terms, and closing date.

  • The initial offer is the basis upon which negotiations proceed. Gloria reviews all offers and negotiates terms and price on behalf of the seller.
  • Gloria will monitor all issues between parties, house appraisal, and buyer’s loan approval to assure that deadlines are met for a timely closing.
  • Gloria will recommend competent and experienced professionals for any work agreed upon and will assist the sellers in complying with these terms.

The Closing
At the closing, or settlement, the property transaction is completed.

  • Gloria will attend the closing with (or without) the seller and review the settlement statement for accuracy.
